What we provide
Neither a fund nor a brokerage.
We are the operator: we find the asset, we price the development, we carry it out, and we place the exit. Capital partners participate in that pipeline without building origination and construction infrastructure of their own.
Origination
Off-market flow from auctions, direct approach, insolvency, probate and public-sector disposals, appraised before it is presented, never forwarded from a list.
Construction capability
We are the main contractor, not a middleman. The build cost in the appraisal is our own estimate, made by the people who then carry the delivery.
Transaction management
Purchase, development, letting or sale, documented and reported. One counterparty across the whole lifecycle.
Exit
Sale, letting or structured purchase by an occupier, placed through the same marketplace that sourced the asset.
The model, at a high level
Selective by design.
Controlled deal flow rather than volume. Residential and commercial assets where the development is the value: unmodernised stock, conversions, vacant commercial units, and sites with permission granted or achievable.
Every deal is presented with the purchase, an estimate for the build, the programme and the exit routed and priced. The structure of any particular participation is discussed privately.
