Professional network

International partners.

Sourcing, finance, building and transactions all travel. We manage the development abroad the same way we do here, on the ground, with a named local contractor in each market.

Two directions

Buying in, and buying out.

Inbound. Overseas buyers acquiring UK residential and commercial property. They are buying a market they cannot visit from people they cannot check, so what they are paying for is one accountable point of contact, sourcing, funding, purchase, refurbishment and then the letting or sale.

Outbound. Clients buying abroad, with a vetted local partner in each market. Sourcing and transaction work as usual, and the development managed as it is here: specified, tendered and run on the ground, with a local contractor we have appointed and checked.

Rules we do not bend

  • One market at a time. A second market opens only when the first has produced three completed transactions.
  • A named local agent, lawyer and contractor in place before we take a single client into a market.
  • Nothing is sold that has not been inspected, video walkthrough, measured checklist and photo schedule, by someone we pay.
  • Client money never routes through us. Buyer to solicitor or notary, directly, always.

What we bring

The structure, and the trades behind it.

Origination and appraisal

An appraisal on every property with an estimate for the works, to the same protocol in every market.

Transaction structure

Documented terms, fixed pricing where the route calls for it, and one point of contact.

Construction knowledge

Specification, tendering and site oversight, so a buyer abroad knows what the development really costs and who is answering for it.

Qualified clients

Buyers and sellers checked before anyone is introduced, on both sides of the border.

Who we are looking for

Four kinds of partner.

Property and transaction partners

Agents, brokers and buying advisers with local stock and local knowledge.

Professional and advisory partners

Lawyers, notaries, accountants and immigration advisers.

Capital and finance partners

Lenders, brokers, investment firms and family offices.

Referral partners

Wealth managers, relocation specialists and concierge services with clients who buy property.

How it works in practice

Refer clients, deliver locally under our structure, or represent a market. Terms are agreed in writing before the first introduction, and every fee is disclosed to the client with the amount stated.
