What has to be in the account on the day, what a lender will advance against the rent, what it keeps once every running cost is in, and how much of your own money never comes back out. Every figure in them is yours to change.

Every one of these is an estimate and none of it is advice. Mortgages, bridging and development finance are arranged through regulated brokers and lenders. Purchase tax covers England, Northern Ireland, Scotland and Wales, each under its own regime; anything else to do with tax belongs with your accountant, and the figures here are a starting point for that conversation rather than a substitute for it. Nothing you type is sent anywhere: the arithmetic runs in your browser and stays there.

Three ways to buy

We will tell you which one is yours.

They are not interchangeable. Which one fits depends on whether a lender will have you today, and how fast the seller needs to be gone.

You are lendable now.

Conventional purchase

We source it, estimate the refurbishment with the trades who would do the development, package the deal for a lender, and run the transaction to completion. Then we build it, and let or sell it.

  • Estimated before you see it
  • Lender introduction and packaging
  • Built under our own trade contracts
  • Let or sold at the end

Speed is the product.

Cash purchase

No lender, no valuation, no chain. That puts you at the front of the queue on the stock most buyers cannot touch: insolvency, probate, receivership, defective title, short completions.

  • Complicated purchases priced line by line
  • Completion inside 28 days where needed
  • Legal pack read before the bid
  • Works priced at the same time

You are not lendable today.

Structured purchase

A fixed purchase price, a defined down payment, and an agreed period in the property while the financing is arranged. The right to buy is yours, and it is not an obligation.

  • Price fixed at signing
  • Down payment of 10 to 15%, credited
  • 24 to 36 months to place a mortgage
  • Funded by independent capital partners

Buying

What is a structured purchase?

A fixed purchase price, a defined down payment, and an agreed period during which you live in the property and arrange long-term financing. The right to buy is yours, not an obligation. The mechanics are set out in full on the insights pages.

Do I need mortgage approval before I apply?

No. A structured purchase exists precisely for buyers who are not lendable today: recently self-employed, newly arrived, or holding illiquid assets. We will tell you honestly whether a conventional mortgage is the better route, because for most people it is.

How much is the down payment?

Typically 10% to 15% of the purchase price, set per property and disclosed in pounds and as a percentage before you commit. It is credited against the purchase price when you exercise the option, and it is at risk if you do not complete.

Can international buyers apply?

Yes. Fixing the price in sterling removes most of the currency question, and we can introduce a payments provider. Identity and source-of-funds checks apply to everyone.
