Terms of use
Last updated September 2026.
1. Who we are
This website is operated by BelleVille Developments Ltd, trading as BelleVille(“we”, “us”). We are builders: we contract, build and manage refurbishments, extensions, conversions and new builds, and alongside the build we source property and land, introduce buyers and developers to lenders, and sell, rent, lease and flip property. We are not a bank, a mortgage lender, a fund, or a financial adviser.
2. Acceptance
By using this website you accept these terms. If you do not accept them, do not use the site. We may update these terms; the version published here at the time you use the site is the version that applies.
3. Eligibility
You must be at least 18 and have the legal capacity to enter into a contract. Information you give us must be accurate and complete. We may decline to work with anyone, and we do not have to give a reason.
4. Enquiries and qualification
Submitting an enquiry or completing the qualification form does not create a contract, guarantee approval, guarantee access to any property, or guarantee that finance will be available. Every enquiry is reviewed by a person and any resulting engagement is set out in a separate written agreement.
5. Property information
Property details, prices, figures and availability on this site are provided in good faith and may change or be withdrawn without notice. Figures marked as illustrative are exactly that. Nothing on this site is an offer capable of acceptance, and no property description forms part of any contract unless it is repeated in that contract.
6. No advice
The content on this site is general information. It is not legal, tax, financial, investment, valuation or structural advice, and it is not a personal recommendation. Take independent advice before entering into any transaction.
7. Your responsibilities
- Do not give us false information or altered documents.
- Do not use the site unlawfully, or to interfere with its operation or security.
- Keep any access credentials we issue to you confidential.
- Tell us promptly if information you have given us changes.
8. Documents and verification
Where you provide documents, you agree that we may review them and share them with the professionals working on your matter (solicitors, brokers, surveyors, lenders and our compliance checks) for the purpose of the transaction. See our privacy policy for how we handle personal data.
9. Identity and source-of-funds checks
Identity, address and source-of-funds checks apply to every participant in a transaction. We may pause or decline a matter where those checks cannot be completed to our satisfaction.
10. Third parties
We introduce clients to lenders, brokers, solicitors, surveyors, contractors and other providers. Those providers are independent and responsible for their own services. Where we receive a fee for an introduction, we disclose it to you in writing with the amount stated before you proceed.
11. Capital partners
Acquisition capital on structured purchases is provided by independent capital partners and is subject to their own approval of the transaction. We do not lend, and we do not guarantee that any particular transaction will be funded.
12. Communications
When you contact us we will reply by phone, email or message about your enquiry. You can ask us to stop marketing communications at any time and we will.
13. Intellectual property
The content, design, photography and copy on this site belong to us or our licensors. You may not reproduce, republish or adapt them without our written permission.
14. Liability
The site is provided “as is”. To the extent permitted by law we exclude liability for indirect or consequential loss, and for loss of profit, arising out of use of this site. Nothing in these terms excludes or limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be excluded, including your rights as a consumer.
15. Suspension
We may suspend or withdraw access to the site, or decline to continue with a matter, where these terms are breached or where a compliance concern arises.
16. Governing law
These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction.
